Where to Find Houses and Property for Sale in Ibizia

Ibiza is the most fashionable island in the Balearics, famed for its ultra-chic beach clubs, world-class amenities and year-round sunshine. But beyond the glittering yachts, all-night parties and private jets, Ibiza offers the promise of a laid-back, bohemian lifestyle. Its beautiful beaches, rich gastronomy and dynamic international expat community have made it a popular destination for those looking to buy a holiday home or property in a blissful Balearic paradise.

Property in Ibizia is significantly more expensive than on the mainland and surrounding islands. Small housing stocks and tight restrictions on building new developments make for exceptionally high land values, with prices comparable to central London and New York City. The most expensive, exclusive part of the island is the southwest, in and around Ibiza Town, given its proximity to the airport, ritzy marina and renowned restaurants and shops. The comparatively undeveloped north-east coast, with its pine-fringed coastline, is rapidly increasing in popularity too. East of the island is developing a reputation for its creative energy too, particularly around the charming village of San Carlos and municipalities like Eulalia del Rio. 

The acquisition process in Ibizia is fairly straightforward, almost identical to that in Spain with one notable exception – purchase taxes. In Ibizia, purchase tax stands at 9% for properties over €400,000 and 10% for those over €600,000. As a non-Spanish citizen, you’ll also need an NIE number, a tax identification number. It’s strongly advised to get a good bilingual lawyer, who will be able to assist with this process, as well as undertaking check on the property such as local land registry, town hall and tax office checks.
